Key Accountabilities:
- Define, develop and implement sales retention & conversion strategies in conjunction with KPI’s, marketable USP’s and related initiatives;
- Continually proactively research, determine, categorize and advise regional sales performances against internal price point structures and absorption;
- Determine optimal unit by unit pricing points for each real estate component;
- Develop and advise property development relative to considered typology design / design features, unique selling points, diversification and product components / adjacencies;
- Continually proactively research, determine and advise target purchaser profile habitual expectations, quality expectations / intentions;
- Strategically identify, plan and penetrate new market and purchaser demographics regionally & internationally, apply & align to overall sales strategies;
- Strategically Initiate, plan, budget validate conferences, meetings, events and other International, local regional and / or national promotional opportunities
- Actively promote and pursue increased, Introducers engagement geographically, aligned with overall strategic retention & conversion market penetration planning;
- Manage all introductory network individuals, corporate bodies, forums, engagements, terms & conditions and administration;
- Ensure that the company’s sales successes are translated to a comprehensive local Public Relations programme that maintains and enhances market credibility, exclusivity and brand /sub brands;
- Analyse the effectiveness of all sales strategies, ensure consistency, quality and cost-effectiveness and take corrective / remedial actions along with CCO as required;
- Proactively maximize all B2B and B2C interface and development of sales opportunities;
- Develop, initiate, rationalize, manage and review departmental budgets planning and expenditure to budget;
- Lead and work directly with the local sales team to initiate, manage, administer, negotiate and close all sales transactions;
- Coordinate with corporate lawyer as necessary through the preparation of reservation agreements, sales purchase agreements, FF&E sales agreements and final purchasing conveyancing agreements;
- Initiate, develop, prepare & issue for approval all feature dynamic pricing schedules, relative to residential real estate, berth purchasing & leasing;
- Prepare, validate and analyse all purchasing single or multiple offers against list pricing schedule approved real estate development performance metrics;
- Instigate, draft and manage rationale recommendations to support all sales transactions viewed individually and as impacting overall target revenues;
- Define and manage discount policies and ancillary package elements exclusions / inclusions;
- Administer incentive payments to sales staff as appropriate relative to approved commissions and / or incentive structures;
- Develop, initiate and manage introducer networks at a grass root level and as progressing through forums, events, introductory programmes / other market penetration approaches;
- Maintain and ensure confidentiality of all sales & leasing transactions;
- Responsible for planning and implementing sales, marketing and product foresight programs, both short and long range, targeted toward existing and new markets;
- Track and forecast all residential sales, marina berth sales & marina berth leasing revenues / track & forecast the competitive set;
- Direct and structure all forecast list pricing schedules relative to all residential real estate / other related sales product;
- Input and manage as appropriate selection and engagement of suitable consultants, agencies & advisors as required;
- Collaborate closely with the CCO in the development and execution of an overall marketing strategy responding to the Sales strategy and operations in all regard;
- In conjunction with the Marketing Director manage all analysis of all expenditure vs reward / returns / conversions in relation to all sales & marketing & PR events;
- Represent Sales & Marketing at relevant tradeshows or private events to promote projects, product, and destination - maintain a high-profile professional etiquette amongst key stakeholders, including potential purchasers, investors, business partners, facilitators, collaborators etc;
- Manage all Sales team staff in all regards relative to their respective roles, duties and responsibilities;
- Manage all Sales departmental administration;
- Actively participate in all team building, lessons learnt, promotional events
- Train as appropriate, manage and motivate the local Sales team staff to achieve or exceed agreed upon targets; Manage any potential HR matters relative to Sales staff;
- Maintain compliance with company policies and procedures relative to self and Sales staff;
- Develop and manage productivity and to continuously improve internal staff & the respective output & capabilities;
- Provide quality control (QA) over outputs, Sales information & releases;
- Manage all external consultants, agents & advisors;
- Proactively address related verbal & written responsibilities assigned by the Chief Commercial Officer
Desired background:
- Bachelor’s degree in Marketing, Sales, Real Estate, Business or in a related field is required;
- +10 years of experience working in real estate sales. International experience or experience working with international developers on luxury branded real estate sales would be a preference
- Experience in a leadership function and team management.
- Proven success in strategic planning and problem solving
- Strong knowledge of the local market as well as key feeder markets (Turkey, Russia, Middle East) and the real estate industry/serviced residences is highly beneficial
Required skills:
- Strong leadership skills coupled with regional and international residential real estate market analysis and networking experience;
- Strong negotiation skills with a demonstrated ability to achieve mutually acceptable outcomes while maintaining strong relationships with stakeholders;
- Excellent analytical and quantitative skills with the ability to evaluate portfolio performance;
- Demonstrate ability to lead, incentivize, motivate, supervise & develop all staff
- Demonstrate ability to communicate effectively, both orally and in writing
- Demonstrate excellent organizational and communication skills and the ability to manage multiple residential sales & marketing products, events, strategies
- Proficient with advanced use of Excel, Word, PowerPoint;
- Business fluency in English and Azerbaijani are required, Russian, Turkish and Arabic language skills are a plus.
