Job Title: Construction Projects Manager
Department: Real Estate and Construction Projects
Reports to: Real Estate and Construction Projects Director
Position Type: Full Time
Duration of contract: Permanent
Key Responsibilities:
• Upgrade the technical and economic level of designed and constructed facilities and ensure a high quality design estimates;
• Participate in the work of the commission for the selection of construction site, development of Employer Requirements for preparation of design estimates on renovation and technical improvement of operating enterprises, buildings and facilities and organization of engineering inspections and coordinate the work of the designers and consultants involved;
• Participate in the preparation of complex time schedules for performance of structural design and construction design works;
• Coordinate the work of designers and consultants, recommend on and directly participate in the development of the Employer Requirements and scope of works;
• Participate in the selection of contractor and subcontractors to be involved in the construction works and coordinate the work with such organizations;
• Assist in the resolution of the technical and architectural issues that may arise during the designing process;
• Participate in the solution of the technical and design issues that may have an impact on the construction process in future;
• Monitor the compliance of the projects with the Employer Requirements and the compliance of working documents with the approved construction designs;
• Supervise the development of accepted project solutions in the manner corresponding to the technical and efficiency level and preparation of the design estimates in the manner consistent with the interests of the client;
• Recommend on optimization of the scopes specified in the design estimates and other technical documents;
• Participate in the project follow-up activities in the upper organizations and expert bodies;
• Participate in the identification and preparation of more reasonable and effective project solutions;
• Coordinate different design and construction issues, participate in the development of construction projects and monitor the quality and process of the work;
• Resolve in a timely manner the issues arising in connection of and during the designing, construction and operation of the facility and achievement of project performance;
• When new regulations come into effect, prepare proposals for the management of the designing company and the client of the design estimates on making changes in the working documents by taking into account the actual condition of the construction;
• Supervise the works for verification of accuracy of the technological processes, equipment, devices, structure, material and goods used in the project for the first time.
Requirements:
• Minimum 5 years experience in construction engineering;
• Higher education in the field of construction engineering or similar field (diploma)
• Experience certificates
• Knowledge of methodical and normative documents on construction works, as well as knowledge of the technology and organization of construction work and on-site work planning principles;
• Knowledge of technical regulations, construction norms and procedures and technical conditions of construction and installation works;
• Computer literacy (MS Office, Internet, Outlook, AutoCAD, Archicad);
• Language skills (Azerbaijani, Turkish, English);
• Accuracy, analytical skills;
• Ability to develop relevant references, drawings, reports on the project cost estimates;
• Ability to supervise the preparation of project drawings required for the developed estimates, review the goods, materials and equipment specifications, check accuracy of the unit prices and measures;
• Ability to ensure implementation of the construction plan in the designated facility (area) in accordance with as-built drawings, works program, production plan and normative acts;
• Ability to monitor abidance to technology timeline in fulfillment of construction works and ensure the proper quality of construction works;
• Competence to fulfill other obligations specified in the job description.
