Key Accountabilities: 

  • Liaising with existing tenants to engender good customer relationships, on-going client care and the servicing of their complaints.
  • Ensuring high standards of presentation and maintenance throughout the building. A planned maintenance regime should be operational.
  • Be fully familiar with all property appliances and service contracts.
  • Ensure compliance with Health and Safety Legislation and all other general legislation. Carry out all statutory tests that are required e.g., Fire alarm testing.
  • Supervising and motivating staff, ensuring that workloads are appropriate, and quality of work is acceptable.
  • Carry out regular reviews and arrange training as necessary. Provide training on site, as appropriate.
  • Review expenditure and achieve cost savings where possible, whilst maintaining high standards of service and presentation.
  • Familiarization with competing centers and services in the local areas
  • Develop maintenance management strategy that comply with overall business objectives.
  • Supervising and leading all maintenance processes and operations.
  • Setting an overall vision, mission and strategy for a maintenance team.
  • Tracking expenses and overseeing the budget for maintenance.
  • Maintaining all machinery to ensure it’s at working standards.
  • Creating and implementing maintenance procedures.
  • Conducting regular inspections of the facilities to detect and resolve problems.
  • Planning and managing all repair and installation activities.
  • Ensuring all department workers adhere to the safety policies and procedures.
  • Assigning repair schedules and evaluating repair cost estimates.
  • Documenting and preparing daily progress reports and maintenance logs.
  • Overseeing equipment stock and placing orders for new supplies when necessary.
  • Responsible for properties energy efficiency assessment based on excellence practices and programs.
  • Budgeting and forecasting of OPEX and CAPEX costs for all managed properties based on maintenance plans, assets condition and preventive maintenance outcomes.

Essential Education:

  • A bachelor’s degree in related field

Essential Criteria:

  • Fluent in Azerbaijani, English, and Russian languages
  • Proficient knowledge of MS Office
  • Experienced in FM, hospitality, construction industries.
  • Flexible in schedule

  • Strong organizational skills
  • Excellent negotiating skills
  • Excellent problem-solving skills
  • Strong managerial skills
  • Working well as part of a bigger team, but also be able to deliver and work independently.
  • Being self-disciplined: high level of adherence to the company requirements, such as code of conduct, dress code, etc.
