Position title:  Building Maintenance Supervisor

Location: Garadagh r., Salyan highway 83,

“BOS Shelf” LLC mainly specialized on piles & jackets fabrication, piping works. BOS Shelf has the reputation as the best performing contractor in the Caspian region. Our company is also involved to “Shah Daniz 2” Project and considered one of the main subcontractors of the project. We prioritized improvements in working conditions for its employees. We have built two brand new amenity blocks, which have training facilities and modern office facilities fully conforming to the international standards. While achieving a very demanding schedule, we remained focused on our priority to ensure that all worked safely and remained healthy.

Job Responsibilities:

• Plans, organizes and directs facilities maintenance operations and functions and renovation projects in facility buildings.
• Provides technical guidance and develops specifications for supplies, parts and equipment and services requested of contractors.
• Establishes and maintains a preventative maintenance program.
• Inspects city facilities to plan maintenance activities and to ensure compliance with building codes, OSHA and other safety standards, such as indoor air quality.
• Selects, trains, and supervises personnel directly. Establishes work priorities, goals, objectives and schedules of subordinate staff.
• Evaluates and counsels subordinates regarding discipline and other problems. Completes performance evaluations on subordinate employees.
• Receives and directs correction to facility problems and concerns.
• Provides direction to contractors at job sites.
• Assists the Building Maintenance Supervisor in overseeing all outside facilities related contracts.
• Isolates and troubleshoots landscaping and irrigation systems.
• Oversees all outside contracts, e.g. janitorial, HVAC, pest control, elevator.
• Ensures that work request are completed in a timely and cost-effective manner, maintaining records and reports as required.
• Completes daily operations reports and time reports as assigned.
• Resolves maintenance and repair issues in a timely and cost effective manner, according to industry standards, relevant manufacturer’s specifications and in a safe manner training and development needs within an organization through, job analysis, appraisal schemes, and in regular consultation with managers and staff
• Designing and expanding training and development programs
• Devising individual learning plans;
• Producing training materials for in-house courses;
• Monitoring and reviewing the progress of trainees and training through questionnaires and evaluation forms
• Ensuring that statutory training requirements are met;
• Keep training matrix up to date
• Keep records and schedules up to date
• Make sure that training resources available
• Organize internal and external training courses
• Coordinate training with external training provider
• Support all divisions in training related activities
• Arrange visitor, full HSE inductions
• Prepare reports
• Helping line managers and trainers solve specific training problems, either on a one-to-one basis or in groups;
• Keeping up to date with developments in training by going to meetings and attending relevant courses;
• Researching new technologies and methodologies in workplace learning and presenting this to training manager

Key Job Requirements:

Work experience:

• 5 years’ experience in and/or training that includes electrical, plumbing, carpentry, building maintenance, 2 years of which is in a lead or supervisory role or equivalent combination of education and experience

Education:

• High School Diploma or GED and vocational/technical degree with training emphasis in building trades preferred 

Knowledge:

• Knowledge of commercial and residential building, electrical, plumbing, mechanical and inspection health and safety rules, regulations, codes and ordinances.
• Knowledge of customer service practices and techniques.
• Knowledge of computers and related equipment, hardware and software

Skills:

• Skill in effective oral and written communications.
• Skill in effectively supervising and delegating duties to assigned staff.
• Skill in resolving customer complaints and concerns
• Ability to read and interpret engineering and technical drawings, plans and specifications
