Commercial Leasing & Operations Specialist

Position Mission:
Participate in the execution of leasing and sales processes for commercial spaces within Avant Group projects, collaborate with selected operators, and support compliance with existing commercial standards.

Key Responsibilities:

Operator Management & Tenant-Mix Support

  • Research potential operators in line with the defined tenant-mix strategy.
  • Collect preliminary information on potential operators and maintain a database.
  • Participate in initial discussions with F&B, office, and lifestyle operators.
  • Support the preparation of proposals for operator allocation across zones.

Commercial Units Sales & Leasing (Execution Level)

  • Prepare sales and lease proposals for commercial units.
  • Assist in the preparation of sales kits and commercial presentation materials.
  • Attend meetings with investors and buyers (without leading).
  • Draft preliminary offers regarding lease terms (rent, service fee, incentives – in coordination with management and legal team).
  • Prepare drafts of LOIs and preliminary commercial terms.

Facade & Visual Standards Oversight (Monitoring Level)

  • Verify that operators comply with retail design codes and visual standards.
  • Record inconsistencies in signage, shop windows, and terrace furniture.
  • Report identified discrepancies to the relevant team.
  • Prepare monthly visual compliance reports.
  • Note: Technical and architectural approvals are outside the scope of this role.

Documentation & Compliance

  • Participate in and coordinate the preparation of the following documents:
  • Façade Compliance Pack
  • Fit-out Guidelines
  • Operational Standards
  • Provide commercial input on sales and lease agreements in collaboration with the legal department.
  • Check operators’ compliance with project requirements.

Internal Coordination

  • Coordinate daily with sales, architecture, legal, and engineering teams.
  • Relay operators’ technical requirements to the relevant departments.
  • Participate in the coordination of fit-out processes until operational readiness.
  • Assist in the opening process of commercial spaces.
  • Prepare weekly status reports covering operators, pending issues, and risks.
  • Track and report simple monthly KPIs:
  • Occupancy status
  • Opened units and pipeline information

Requirements:

  • Bachelor’s degree in Economics, Finance, Engineering, or Construction-related fields.
  • Work experience: At least 2–4 years in construction or commercial real estate.
  • English – intermediate or higher (both written and spoken).
  • Experience in retail leasing or working with operators is an advantage.
  • Ability to work with project documentation and standards.
  • Skills in participating in negotiations and written correspondence.
  • Basic understanding of commercial concepts (rent, occupancy).
  • Ability to prepare proposals and presentation materials.
  • Systematic approach to handling documentation.

Additional Information:

  • Working hours: Monday to Friday, 09:30 – 18:30
  • Lunch: Provided by the company
  • Salary: 2000 AZN (NET)

Bonuses:

  • Sales: Sales bonus mechanism applied per project
  • Leasing: Department bonus fund based on KPIs
